Set directly on the golden sands of Jones Beach at Kiama Downs on the NSW South Coast, this is not simply a holiday home. The Sands is one of Australia's most extraordinary beachfront residences, an architecturally designed three-level masterpiece where every material has been chosen for its beauty, every view has been framed deliberately, and every detail reflects an uncompromising commitment to excellence.

The home is connected across all three levels by a private glass elevator. From the moment you step into the dramatic double-height entry foyer, with its curated art installation niche, sandstone feature walls and a sweeping concrete staircase with glass balustrade, it is immediately clear that what follows is something genuinely exceptional.

Top Level: Living, Dining and the Ocean Kitchen

The uppermost floor is the heart of The Sands. A sweeping open-plan living, dining and kitchen domain that commands panoramic ocean views across Jones Beach, the Kiama headland and the Pacific Ocean beyond. The living room is anchored by an oversized sectional sofa, a dramatic linear gas fireplace set into a feature wall, and a rich timber-slat ceiling with warm ambient LED lighting that shifts the space effortlessly from bright coastal living to intimate evening warmth.

The kitchen is a serious chef's domain, outfitted with a complete suite of Gaggenau appliances that would not look out of place in a professional kitchen. This level features three Gaggenau ovens alone, including two 60cm models and one impressive 90cm unit, providing an extraordinary range for large-scale cooking and entertaining. A Gaggenau teppanyaki plate, gas cooktop and induction cooktop offer every cooking method imaginable. The Smartstone marble island bench provides generous prep and gathering space, while the butler's pantry and the commercial cool room and commercial freezer make catering for larger groups entirely effortless. The built-in Gaggenau coffee machine ensures mornings begin as they should. The inside dining table seats six and opens directly to the covered ocean terrace, where a 10-seat outdoor table invites long lunches with an uninterrupted view of the Pacific.

The ocean terrace is where The Sands truly comes alive. The 10-seat dining table and wall-mounted television sit beneath a striking timber-slat ceiling with ceiling fans, and the terrace flows to the lap pool, which stretches along the edge with a dedicated seating area alongside, offering a front-row view of Jones Beach. An outdoor shower sits adjacent to the deck, perfect after a swim or a morning walk on the sand.

Middle Level: The Three Main Bedrooms

The three beautifully appointed upper bedrooms each feature floor-to-ceiling glazing and two sharing a balcony overlooking Jones Beach.

The master suite is exceptional. Corner floor-to-ceiling windows frame a continuous sweep of Jones Beach and the Pacific, while a full-height wall of rare Iranian onyx in swirling blue, gold and grey anchors the room with artistry that is extraordinary in any residence. A motorised ceiling-mounted smart television appears at the touch of a button. The walk-in robe is a room in itself, lined floor to ceiling with bespoke timber cabinetry and sensor lighting. The master ensuite is open plan and spectacular. A freestanding Villeroy & Boch bathtub sits before a wall of glass overlooking the beach, a double vessel sink vanity on a Smartstone bench sits alongside a frameless walk-in rain shower. Bathing with a direct ocean view is an experience that stays with you. The balcony off the master, styled for two with drinks chairs and a side table, completes this extraordinary suite.

The second bedroom is a beautifully appointed queen room with an ocean-facing balcony (shared with the master suite), ceiling fan, n and a designer ensuite finished in Turkish stone tile, matte black hardware and Villeroy & Boch fixtures throughout.

The third bedroom is a stunning queen room complete with ceiling fan, wall-mounted television and a designer ensuite, also finished in Turkish stone tile and Villeroy & Boch fixtures.

Ground Level: Entertainment and Beach Access

The ground floor is dedicated to pure enjoyment. The expansive games and entertainment room is one of the most impressive of its kind in any private residence. A full-size pool table and large-screen television anchor the space, while the second full kitchen here is as seriously equipped as the one above. A 90cm Gaggenau oven, an integrated Fisher & Paykel refrigerator, an integrated dishwasher and a built-in wine fridge ensure this level operates entirely independently. Whether you are hosting a group dinner here, stocking the wine fridge before heading to the beach, or settling in for a long afternoon with friends, everything is considered.

The covered alfresco entertaining terrace at this level is extraordinary in scale. A 12-seat timber dining table sits beneath a timber-slat ceiling with ceiling fans, while the outdoor kitchen features a premium gas BBQ and a wood-burning pizza oven with a dedicated log store below. A relaxed fire pit zone provides a natural gathering spot as the sun drops behind the dunes.

The outdoor wellness area completes this level in remarkable style. A fully heated spa that comfortably seats ten and an outdoor sauna sit side by side, creating a resort-quality experience that is rare in any private home. Both overlook the native coastal garden that leads, through a gated entry, directly onto the golden sands of Jones Beach.

Exeter is a Southern Highlands village that feels like something from another era. A handful of heritage buildings, a much-loved general store and a quietness that the rest of the world seems to have forgotten how to achieve. It sits midway through the Highlands, making Injala the ideal base for exploring everything the region has to offer.

The Southern Highlands wine scene is right on your doorstep. The restaurants, boutiques and farmers markets of Bowral are 25 minutes away, the waterfall walks and trails of Bundanoon just 15 minutes in the other direction, and the stunning river country of Kangaroo Valley around 30 minutes from your door. Robertson, famous for its lush green dairy country and the lookout above Fitzroy Falls, is just over the range.

The Southern Highlands rewards slow exploration. Cool-climate wineries, farm-direct produce, the historic village of Berrima - there's always something worth discovering, and it never feels rushed.

Sydney is around two hours north and Canberra just under two hours south. Injala sits right in the middle of it all, with manicured grounds and peaceful countryside waiting for you at the end of every day out.
